  4. Move-in / move-out fee. Many Ottawa condos charge a $100–$500 fee. Refundable deposits of $200–$500 are common for damage protection.

Elevator Booking: The Logistics

Ottawa condo elevator rules vary by building but typically follow this pattern:

  • Book the service elevator 7–10 days ahead. Peak dates (May 1, last weekend of month) book up faster.
  • Typical window: 2–4 hours. Some buildings allow 2 consecutive 2-hour bookings for larger moves.
  • Elevator pads must be installed by the building before your window starts.
  • Weekends and after-hours may incur a surcharge or be restricted entirely.
  • Some buildings limit moves to weekdays 8 AM to 4 PM — check before you book move day.
  • You cannot “hold” the elevator with keys between floors — the crew must load/unload in organized batches.

New construction. Strict booking windows, often 7-days-out minimum. COI required.

Common Ottawa Condo Move-Day Disasters (and How to Avoid Them)

  • “No COI on file” — crew turned away at loading dock. Submit 72 hours ahead. Confirm receipt.
  • Elevator double-booked. Confirm your slot 24 hours before.
  • Building elevator too small for sofa/mattress. Measure elevator interior; some require sofas to be taken up the stairs.
  • Move exceeds 2-hour elevator window. Right-size your crew so it fits. 3–4 movers for a 2-BR is typical.
