Between Queen’s University and St. Lawrence College, a substantial share of Kingston’s rental housing turns over on the same day every year. That produces a moving crunch with few equivalents in eastern Ontario — and it is entirely predictable, which means it can be planned around.

The two dates that matter

September 1 is the main event. Leases in the University District and across Williamsville start, families arrive from across Ontario and beyond, and every mover and rental-truck depot in the region is committed. May 1 is the second wave, as academic-year leases end and spring and summer subleases begin.

Practical consequence: for either date, three to four weeks of notice is reasonable and more is better. Calling in the last week of August is late, and the honest answer at that point is usually that the good slots are gone. What the University District actually demands

The blocks around Aberdeen, Johnson, Earl and Division are mostly large Victorian houses subdivided into student rentals. In moving terms that means three storeys with a turn in the staircase, no elevator, doorframes from another century, and a shared entrance that other tenants are also using on the same day.

Add street parking that is difficult in an ordinary week and genuinely contested around September 1. A truck that cannot stop near the door turns a two-hour job into a four-hour one, purely in carry distance. Ask your landlord where previous tenants have parked, and check whether a temporary permit is available for your block.

The summer storage gap

The structural oddity of student housing: the lease ends in late April or May and the next one starts in September. Four months in between, with a room’s worth of belongings and no obvious place to put them.

The usual options are hauling everything back to Ottawa or Toronto and back again — two moves instead of one — or renting a Kingston storage unit for a season.
