Cornwall sits on the St. Lawrence at a genuinely unusual point on the map: about an hour from Ottawa, a little over an hour from Montreal, and directly on the 401. For a long time that made it a place people passed through. More recently it has made it a place people move to — housing costs well below either city, a real waterfront, and a bilingual community that makes the transition easy for francophone households leaving Quebec.

The neighbourhoods

Le Village and the east end. The historically francophone heart of the city, dense and walkable, with older housing that carries the usual character and the usual staircases. French is the working language of a lot of daily life here.

Downtown and the Pitt Street area. The commercial core and the streets around it. A mix of older homes, apartments above storefronts, and ongoing revitalisation along the waterfront edge. Loading conditions vary block by block.

Riverdale. The established residential area west of downtown — mid-century family housing, mature trees, driveways and garages. Conventional and straightforward on move day.

The north end. Newer subdivisions spreading toward the 401, including the most recent construction in the city. Wide streets, new builds, and possession-day moves timed to a builder’s schedule.

The riverfront. Apartment and condo buildings along the water, which have drawn a lot of the downsizing market. Elevators and loading areas, so generally easier than the older stock — but book the elevator early.
